Apart from keeping your roof looking great, roof resealing may help to prevent any serious structural issues from developing. Resealing is the process of keeping rain water off the roof tile by applying a waterproof coating to the surface of the tile. A common myth that has been used by roof salesmen is that over time, old concrete tiles will become porous and allow rainwater to seep through into the building. In fact, this is incorrect. Due to the way tiles are laid, allowing water to flow from the higher tile to the lower tile ending in the gutter, tiles cannot allow water to seep through into the building.

The advantage to resealing your roof is to extend the life of the roof itself by preventing water weathering the roofing material surfaces. In addition, by carrying out the resealing process gives opportunity for your roof to be cleaned thoroughly and any damages inspected and repaired. There are a large number of coating products on the market today ranging from the cheap and nasty to the expensive high quality sealant. A cheaper inferior product may save some money short term however typically the cheaper products will start to peel and come away from the tile surface in as quickly as a few years. High quality products “properly” applied will last many years even beyond 10 years in most cases. These products will not wash off with rain nor will they peel.
